Job Description:
The Facilities and Maintenance Manager will have accountability and responsibility for all aspects of the maintenance and care of the buildings and properties owned and operated by the company. This position will ensure direct reports and standard operating procedures operate in accordance with our policies, standards, and culture. To ensure success, this position must have a strong understanding of building maintenance, landscaping, repairs, refurbishments, and cleaning. Additionally, must be adept at problem-solving and making decisions on behalf of their department.
This position administers the physical operations of the 5th Street Public Market District and associated Obie Companies properties in Eugene, OR. The primary responsibility of this position is to oversee general and preventative property maintenance while ensuring public safety and cleanliness standards are met. This position will directly oversee the maintenance department, landscaping and security. The routine schedule will likely be Sunday-Thursday.
The Facilities and Maintenance Manager will have a comprehensive understanding of, and the ability to manage:
Staff and projects,
Property Management and Operation methods,
Mechanical systems
General and Preventative property maintenance,
Landscaping projects,
Building inspections,
Facility repairs and troubleshooting routines,
Safety practices in compliance with OSHA standards,
Commercial tenant relations,
Public interactions and ensuring public safety,
Contract services to include elevator operations and fire alarm inspections.
Contractors and vendors.
The position requires a comprehensive understanding of property management methods, property operations, building inspections, responsive to tenant needs, interact with the public and increase profitability through appropriate building and property operations, preventative maintenance, and repair. This position is responsible for preparing operational reports, scheduling, and assigning required work, assisting with marketing programs which include signage, décor, and event activation.

Work Environment
· This position operates outdoors on property grounds and inside professional office and retail environments. This role requires the employee to be on-site to perform job duties.
· The position will be required to be available after hours and on weekends.
Physical Requirements
This position requires frequent walking, standing, and climbing stairs, scaffolds, ladders, and maneuver walkways in/around building structures, landscaping, and signage.
Must have the ability to read and comprehend information, speak, hear, bend, stoop, kneel, crouch, reach, lift, move, and carry up to 50 lbs. independently.
To perform other duties as required.
